The largest of our transportable homes, our Large Two Bedroom Cottage provides a generous and practical sized living space. A classic entry porch leads the way through to a well set-out kitchen space and opens into a large open plan living and dining area with french doors opening out onto a full length verandah and deck.

Accessed off the living space, the 2 double bedrooms are light and bright and come with built in robes. With the larger master bedroom also having french doors opening onnto the verandah. The bathroom has all the space you need with a useful storage cupboard and the laundry can be found neatly tucked away in a full height cupboard near the entry. Colonial timber architraves add a touch of class and double glazing will be sure to keep you warm and toasty year round.

What’s Not Included

You will need to organise and pay for the other “site related” building costs (though we will help you with this also).

Architect for site plans & services:

  • We have the same architect we use and recommend for this
  • Architect Fee = $4,200 + GST

Council Building Consent for your site (if required):

  • The architect will arrange for this and submit required documentation
  • Approx $2,000 + GST

Soil testing (if required):

  • To determine good ground for foundations and required for site building consent
  • The architect will arrange for this approx $1,200 – $1,500 + GST

Council development contribution fee:

  • If a secondary dwelling & not a farm
  • These can range from $5,000 (rural sites) to $17,000 (town sites)

Organise to have your services set up/connected:

  • Water/waste/power/internet (we have plenty of recommendations for this)

We will help you with this every step of the way, and do the legwork and management so there’s no worries there. Costs are upfront and they are what they are. The PIM from council will answer most of the questions of whether your site will require a consent or be exempt.
